What does 'The 81 on East Bay' mean?

The site is 81 acres total and spans a half mile alongside East Bay. Naturally, the two came together to form the lasting name, 'The 81 on East Bay'.

Who is the developer, and are they building the homes as well?

O'Grady Development Company - a local real estate development group acquired the property in 2015. After a few years of planning followed by a year and a half of on-site development, The 81 on East Bay was formed. O'Grady Building Company will be constructing homes starting Fall 2019 - with completion dates as early as August 2020.

How many homes will there be? Size?

The 81 on East Bay is a 41 single family home development. Homes will range in size from roughly 2,200 sq ft. to 4,000+ sq ft. There will be simple architectural control in order to maintain the highest standard of quality.

Can I buy a lot now and build later?

Yes. We do encourage construction to begin within 24-36 months after the sale of the lot.

How much are association dues and what do they include?

Dues will be approximately $500 per quarter. Dues will cover common area landscaping and upkeep, seasonal dock installation and removal, snow plowing the road, and more.

Will pets be allowed in the 81?

Of course! Given 54+ acres of open space, there is plenty of room for outdoor enjoyment.

What utilities are offered?

Underground utilities include natural gas, electricity and high speed internet / cable. Brand new asphalt road and concrete curb.

Well and septic?

Every home will have an individual well. Lots 1-4 and 25-29 will have an individual septic, while the remainder of the homes will tap into a community sewer - sewer lead is provided at every lot.
